Seychelles’ own exciting new branded residences and hotel development project. The Residences Melia Seychelles is really taking shape fast. Construction is progressing apace with the hotel scheduled for opening in the second half of 2026.
Located on Mahé and very accessible to both the ocean and Seychelles International airport. Managed by the Spanish hotel group Melia Hotels and Resorts, the Seafront Estate resort offers a 120 room hotel, 68 Branded Residences apartments, 40 of which form part of the Melia Hotel rental pool and 28 of which are for personal residential occupation. It includes a 300 seat, state of the art conference centre, offices and a small boutique retail centre. There is also the possibility of a specialised medical facility being built within the resort once a suitable operator is found.
With its 50 meter water’s edge swimming pool, a fully equipped gym and Seychelles first rooftop bar with its stunning views across the ocean and the superyacht marina, the resort is destined to become a destination for both holiday and business travelers.
Melia services teams will maintain and keep the apartments in a pristine condition at all times so the unit maintenance hassle for owners is removed. Combined with 5-star Melia service and facilities, owners have all the benefits of this luxury living right on their doorsteps. All of this in the setting of beautifully landscaped and maintained tropical gardens.
Three unique restaurant offerings are located in and around the hotel providing all residents with a wide choice of culinary delights. There will also be access to a boutique shop where owners who wish to eat at home or stock up their units can buy their essentials.
The apartments are nearing completion and come fully furnished and equipped to Melia’s very high standards. Buyers of one of the 28 personal residence units are able to complement the standard furnishings with their own personal furnishings should they require.
Owners of one of the 40 rental pool units have the added benefit of being able to stay free of charge in one of the units for up to 42 days each year including complimentary breakfasts.
The developer is offering the first twenty buyers of the rental pool units a three year guaranteed minimum 5% net annual return.
Melia with its worldwide footprint, established credibility and its strong Spanish connection is expected to bring a new dynamic to visitor numbers to Seychelles. Extensive worldwide marketing and a very loyal client base bode well for the success of this new Seychelles project where business and leisure will meet.
DHK Architects, a South African architectural practice with extensive previous experience within Seychelles and the winner of many international awards are the design architects for the project. The apartments are all ocean facing with their own verandahs/balconies and consist of a mix of 1, 2 and 3 bedroom units, plus some penthouses, and all have en-suite bathrooms… Prices start at $490,000.
The apartment block has a 24-hour concierge reception area and a central lift that services all five floors. The separate hotel building has its own reception area ensuring secure management of access to the apartments.
Apartment owners and their guests will have full access to and use of the gym, swimming pool and other facilities within the resort.
Owners in the North Block’s 28 personal use apartments also receive a private and dedicated parking bay and store for their use as part of the purchase price. In addition, there is ample demarcated casual parking close by for the 40 South Block rental pool apartments. This all in addition to the hotel’s general parking garage and areas.
A laundry is being constructed on the property adjacent to the resort which will service the hotel and rental pool units as well as any of the private use apartments owners who might wish to use it. The developers, Seafront Development Limited have also ensured that the project is environmentally friendly. Solar panels have been installed across the roofs and this will significantly reduce the demand for electricity from PUC. A water purification plant is also being installed on site to produce potable water for consumption within the resort. The development has received international EDGE (Excellence in Design for Greater Efficiencies) certification, a global benchmark for environmental accreditation.
A feature of the resort will be its beautifully landscaped and lush gardens that will showcase the wide range of flora that the Seychelles is so renowned for.
And with access to the ocean and to many yachting and fishing charter boats a few minutes away, the resort is the perfect base for holiday makers who also wish to explore the marine life of Seychelles azure blue waters.
Opening later in 2026 this truly is a landmark development for the Seychelles… with its unique offering of branded residences and all that the concept has to offer.
